Sales prices of dwellings accelerated their growth at the end of 2024, the prices of older houses and dwellings were more expensive

Sales prices of dwellings and houses in Slovakia rose in the 4th quarter for the third consecutive quarter, the quarter-on-quarter rate of price increase increased to 4% and in year-on-year comparison to 8%. From a regional perspective, the highest year-on-year growth was recorded by Žilinský and Košický kraj.

Residential property prices in Slovakia in the 4th quarter of 2024 increased by an average of 3.6% quarter-on-quarter. The rate of price increase was higher than in the previous two quarters. The current rate of price increase had almost the same dynamics for both new dwellings1) and existing dwellings2). In the 4th quarter, prices for new dwellings increased by 3.6% quarter-on-quarter, and for existing dwellings by 3.7%.

A price increase on average for all dwellings was recorded in 6 out of 8 SR regions. In individual regions, the increase ranged from 0.4% in Žilinský kraj to 11.8% in Nitriansky kraj. A very slight price drop of up to 1.1% compared to the previous quarter was observed in the Trnavský and Trenčiansky kraj.

Development of dwelling prices in year-on-year comparison

Currently, dwellings in Slovakia in the 4th quarter of 2024 were sold by 7.9% more expensive than a year ago, with a more significant year-on-year price increase recorded by existing dwellings (+8.4%) than new dwellings (+5.7%). The pace of year-on-year price growth has accelerated compared to the previous two quarters.

 
 
 
 

In terms of regional development, prices increased year-on-year in all 8 regions, from 2.3% in Trnavský kraj to 20.3% in Žilinský kraj. Besides Žilinský kraj, a double-digit growth rate was recorded in Košický kraj (+10.5%).

In a long-term comparison, dwellings in Slovakia in the 4th quarter of 2024 were sold at higher prices by 96.4% than the average in 2010 (base index). The increase in prices varied by dwellings type, while the prices of new dwellings rose by almost 66% over the 14-year period, and the existing dwellings increased by 111%.

Outputs on the topic of realized prices of dwellings

The Statistical Office of the Slovak Republic publishes realized sales prices also at the level of eight regions (the data are attached in the annexes) from the 2nd quarter of 2022. It was thus responding to the demand of users for data on the situation in the regions of the Slovak Republic. The expansion of the data was enabled by the transition to a higher quality and more extensive source of data on prices from shops registered directly in the Real Estate Cadastre.

Since the 2nd quarter of 2021, the Statistical Office of the Slovak Republic draws data on realized prices of dwellings from contracts registered in the Real Estate Cadastre, i.e. from prices obtained from actual sales recorded by the Cadastre (database managed by the Geodesy, Cartography and Cadastre Authority of the Slovak Republic/ GCCA SR). The new data source captures all transactions related to the sale of real estate registered in a given quarter in the Cadastre. A higher quality and significantly larger range of data (several times more transactions) from all 79 districts of the Slovak Republic than in the previous period was thus achieved.

More detailed statistics on prices of dwellings are also published quarterly by the National Bank of Slovakia (NBS), which works with offer prices from advertising obtained from the Real Estate Price Map created by selected entities in the real estate market.
